investLogan has released an Expression of Interest campaign through Minnet Prime Square for a proposed Hotel & Lifestyle precinct in Springwood, Qld. 

Exploring a contemporary approach to subtropical short term accommodation, the “Vanessa Lane” development is centred around an active laneway with a focus on convenience, ambience, and lifestyle. The project will exemplify how spatial considerations and thoughtful planning can create delightful and meaningful placemaking.

“Vanessa Lane” demonstrates how an urban resort style precinct can be configured to better engage with the subtropics to deliver an exemplary subtropical design for the City of Logan.

The project revolves around a significant streetscape volume, featuring a retail and dining precinct at ground level with a series of elevated landscaped event terraces and function spaces on the first floor overlooking the energy and activity of the lane below.

The Hotel will boast a gross floor area of more than 6,000 sqm across 10 levels. 

This development aligns with investLogan’s focus to activate suburban city centres and compliments Council’s work into reinvigorating the night time economy in the City of Logan.

 



Benefits

Around 1.54 million domestic and international visitors relied on short term accommodation in Logan in the financial year leading up to the pandemic, and as the city experiences increasing tourism and work-related travel into Logan following the reopening of international borders this figure is expected to grow.

Despite high occupancy rates, no new stock has been developed for more than 15 years, providing an ideal investment opportunity, as well as an incredibly exciting activation of a precinct that will build on Logan’s lifestyle proposition.

Logan currently has 318 accommodation rooms, comprising mostly of motel style accommodation along arterial roads*. Hotel Accommodation capacity will increase by 35 percent with the proposed Hotel development. 

Logan is well positioned to accommodate the demand that will come as we approach Brisbane 2032, with public and private investment already ramping up as Southeast Queensland prepares to be on the world stage.

Logan further benefits from the broader $1.8b SEQ City Deal, with priority lifestyle projects and regional infrastructure projects kickstarted through funding.

Located in the heart of the Springwood Commercial precinct. 

Positioned directly off the M1 allowing easy access to Brisbane and the Gold Coast. The proposed development is 20 minutes drive from the Brisbane CBD and 25 minutes from the Brisbane Airport.
